Management is most commonly priced as a percentage of rent collected, with a separate fee often charged for tenant placement. Some arrangements use a fixed monthly fee, particularly for commercial property or larger portfolios. More important than the percentage is what sits behind it. The right comparison is not fee against fee but net position against net position: a lower fee from a manager who takes six weeks to fill a vacancy costs more than a higher fee from one who fills it in three.
